通過建立對商品房銷售額、上海住宅銷售價格指數與各貨幣政策中介目標的var模型與vecm模型，分析變量間的長期與短期granger因果關系，模型穩定性與脈沖相應函數等，本文認為在房地產市場中不存在長期和短期都有效的某一貨幣政策中介目標;以利率為中介目標則滯后時間較長但影響力持續時間也較長;以貸款為中介目標則滯后時間較短但影響力持續時間也較短。
