    在現有的住房機制條件下,如何解決這一矛盾問題,尋求一種合理的住房建設規模和等級預測模型已成為當務之急。基於此目的,本文嘗試以伯斯的住房過濾原理為理論依據,在ohls的住房租賃模型研究的基礎上對其模型進行擴展,增加住房面積屬性、修改住房維護模型以及完住房交易模式,通過住房交易現流量圖建立了一個適合我國具體國情的民營住房市場供需結構模型,並對目前實施的一些住房政策進行了分析。同時,本文採用武漢市住房市場數據對模型進行了檢驗,得出關于武漢市民營住房市場中一些重要的結論。
