  1. If party b terminates the tenancy agreement during the lease term for reasons other than force majeure, the paid deposit will not be refunded

    乙方如在租賃期內，因乙方原因而終止租約（不可抗力除外） ，押金不予退還。
  2. 1if party b needs to terminate the tenancy agreement during the first 12 months of the lease he may do so with or without notice and all deposit shall be deemed as liquidated damages in full compensation for party a ' s financial losses

    若乙方在租期內通知或不通知甲方的情況下終止租約，押金將作為賠償甲方由於該物業內的損壞而帶來的損失。
  3. Should the amount of the cash deposit be insufficient due to the deduction by the lessor according to the agreement of lease or other reasons, the lessee shall forthwith on demand of the lessor pay to the lessor a further deposit in such insufficient sum

    出租人按本租約規定扣除押金后或因其它原因令致承租人所付押金不足，承租人須在接到通知后立即補足。

    如乙方沒在規定時間內補足保證金，甲方有權終止本合同，並不退還剩餘保證金。
